What are some of the specific services?
We provide maintenance payment coupons to homeowners for them to send their maintenance payments to the banks lock box for deposit.

How many times per month do you print reports?
On a twice monthly basis, after the fifteenth and last day of the month cutoffs, we will print reports, which will reflect the names and balances of owners who are delinquent in the payment of their maintenance.

When do you submit delinquent accounts to the Associations attorney?
We send a first delinquency letter to the unit owner and a follow up request at the end of the month. If we do not receive payment the account is turned over to the Association's attorney for collection.

When we receive the Associations invoices, which have been approved by the board checks will be prepared and remitted.

We typically prepare the budget monthly.

Our data management uses state-of-the art VMWare used by 100% of all Fortune 500 companies. All data is backed up on a continuous basis and twice daily information is replicated to a secured off-site facility. Currently we store about 3 terrabytes of information. We are also prepared for emergencies in the event of a natural disaster. Our system is setup so that our team members can service your account from anywhere in the US if we needed to temporarily relocate.

Will associations have the ability to view unit owner's accounts on our system via the Internet?
Yes, this access will be provided through our website via passwords assigned to your association.

What level of assistance do you provide for the preparation of the Association's annual operating budget?
We will assist the Board of Directors with worksheets detailing the actual expenses and a project of expenses through the end of each year. as related to the budgeted figures.

Yes we will attend any and all meetings we feel are necessary for the proper presentation of the financial position of the Association.

Do you accept responsibility for delinquent unit owner balances prior to the engagement of your firm?
No. The board by signing our engagement letter indemnifies our firm for any claims including legal costs related to such delinquencies.

Does your office and staff participate in the making of management decisions?
Absolutely not, we make no management decisions. these are the exclusive province of the Board of Directors and the property manager.
